Advertising & Tenant Procurement:

When a property is vacant, Cusick Property Management advertises for a tenant immediately, using several methods:

Our Website, Hotpads, Craigslist, Rentals.com, Zillow, MLS, signage and appropriate specialty services (HUD, HOA billboards etc.) - just to name a few.  Finding the right tenant for your property is not only one of the major cornerstones of our profession, but it is the foundation of what our property management business is built on. We take both the landlord and the tenants’ best interest in mind when recommending someone for  possible  tenancy.  We don’t  look  at  ‘getting  the  first  one  in  to  pay  rent’  – we look for someone who sees the value, the potential,  the  ‘character’ in  the  home  and who will be happy to live there. We look for the potential for a good long term professional relationship built on communication, respect and full knowledge of expectations. To this end, we personally show the property to interested parties, run an in-depth credit, eviction and criminal background check - FULL vetting process paid for by the applicant - MAKE THE CALLS! Talk to previous landlords & employers, talk to the applicant – ask questions – especially ‘why’ questions.  Why only short term tenancy in the past (if applicable), what have they (or are they) doing to improve their credit, if applicable? Get copies of letters to credit companies, if necessary to show they are working to correct, get proof of income, obtain a photograph of each tenant applying (AND their pets, if applicable). NO keys are given prior to ALL move-in monies being received in cash or money order – NO exceptions!  Virtual tour of the interior/exterior before tenant move in.

Services & Property Maintenance:

Unless otherwise necessary we do annual interior property inspections which include,  but  aren’t  limited  to: Preventative maintenance checklist - for precise and consistent inspections – every time. Make sure all smoke detectors and carbon monoxide detectors are not only installed, but working, per CA Building Code §SB1394,  provide you with a list of repairs, maintenance issues or concerns, from both the tenant and our company, broken down into a comprehensive prioritized list for ease in making final decision, photos and/or movies of any suggested repairs for easy reference, follow up notice to the tenant giving them precise time frame with which to make any necessary corrections found during walk through they are deemed responsible for, 24/7 on call service for any emergency, Licensed, bonded, insured & lead-based paint certified vendors – we keep all vendor information current and in our file for easy reference, periodic exterior inspections – with pictures (if necessary) to back up any maintenance request submitted for approval, monthly statements out no later than the 15th of every month, year end 1099 and comprehensive income/expense reports given.


Technical Support & Experience:

Buildium Property Management software – tenant, owner and accountant accessible in select areas pertinent to the  needs  of  each  party  and  you’ll  find  it  user  friendly.  Clients can access property information, statements, vendor history etc. – all with their own personal log on i.d., Owners can also make property contributions if necessary for any vendor costs that may exceed their reserves on hand through our EFT payment option. Our Buildium Software is available to you through ANY device, 24/7

Brooke Cusick joined our growing property management division in 2011! Brooke has been in Real Estate for more than 25 years.  Growing up around the real estate industry, a daughter of two brokers, becoming a title representative, account manager, escrow assistant, realtor, notary public and certified property manager has given Brooke a lot of great insight and knowledge. Brooke brings experience from all angles. She looks forward to becoming your property manager and we are very lucky to have her insight as this division of Cusick Realty continues to grow and excel.

 Cheryl is the all-around choice for her Property Management client's. Enthusiasm, knowledge of the area, and personal concern for her client's interests, make Cheryl’s client’s know they are in great hands.
